Condes de Caria is a development of luxury residences, which provides an authentic experience of communion with
nature, in the city centre.
Divided in two blocks, the East Block and the West Block, the apartments (ranging from 1-bedroom to 5-bedroom apartments) are integrated in a private condominium with garden, swimming pool and several amenities for the residents.

In respect for the heritage of the old Quinta das Laranjeiras, the apartments on the lower floors have private gardens.
From the upper floors, it’s possible to see the new pedestrian square Humberto Delgado square and the Monsanto Park.

Quinta das Laranjeiras estate witnessed the disappearance, one by one, of the farms that extended up to Benfica zone. That’s why it was imperative to rehabilitate and requalify the buildings and to preserve gardens and elements that would keep its history alive.
The two blocks that make up the building, which belonged to the Counts of Caria, gain new attributes to meet the demands of modern life and ensure maximum comfort to new residents.
One more floor, a gym and an outdoor parking area integrated in the designed landscape complete the Condes de Caria development, always respecting the identity of the secular property.
The prizing of the experience abroad marked the whole project. The preservation of the gardens, as they were in the second half of the 18th century, became a point of honour.
In Block A, the façade went through a deep restoration that kept the sash windows and added two terraces on the ground floor.
All elements of heritage value were preserved. The connection to the new floor is made through a sculptural staircase, of contemporary design, integrated in the existing core. The atmosphere, scale and materials will continue to highlight the different eras. The window that once existed is recovered, to let in the wonderful light of Lisbon.

In Block B the intervention is to give the building the same palatial atmosphere.
The main access is relocated so that the symmetry of the two buildings is balanced. A terrace and a private garden are added and the same
architectural elements are maintained. Seven apartments in total from one to four bedrooms.
The carefully designed landscape restores the naturalistic gardens and preserves the existing species, maintaining the original structure and decorative elements. The lighting lends theatricality to the paths and nooks and crannies.
Set in the garden, the original swimming pool is restored, as it is the solarium area. A large lawn invites you to sunbathe.
Next to the pool, there’s a contemporary pavilion open to the garden, equipped for workout and exercise.
Private parking space and individual storage.
The Laranjeiras Tennis Club, neighbouring the development, the University Stadium and the Monsanto Park allow for all kinds of sports.

The option for rehabilitation allows to preserve the secular heritage and to take advantage of part of the existing construction, reducing the ecological footprint. Every gesture counts when it comes to the sustainability of the planet.
WATER RESOURCES PROTECTION
Taps with water flow regulation and dual flush cisterns minimise water wastage, as does the boiler supporting the heat pump which eliminates the need for tank replenishment waiting time. There is greater efficiency in the management of water through the rainwater collection system for use in garden irrigation.
RESPECT FOR THE ENVIRONMENT
The landscaping project sought solutions to minimize the percentage of impermeable land areas; simultaneously, it protects the natural soil drainage systems and ensures the sustainability of the existing soil and flora.
PROMOTING HEALTH AND WELL-BEING
Air quality is ensured through architectural solutions that maximise the transport of fresh air into the residences by means of natural ventilation. The large number of windows allows natural light to be exploited and artificial lighting consumption to be reduced.
SMART APPROACH TO ENERGY
Insulation materials with low thermal conductivity index, window frames with thermal cutting profiles, ventilation grids and double glazing are used. The sanitary waters are heated through the solar thermal system, integrated with the climatization system, reducing the energy consumption. Class A kitchen appliances ensure more efficiency with lower energy consumption.
